NOTICE OF PUBLIC HEARING PLACER COUNTY PLANNING COMMISSION Pursuant to Executive Order N-29-20 and because social distancing measures have been implemented in the State of California and Placer County in response to the threat of COVID-19, members of this Commission and agency staff will not be required to attend this meeting in person. Commissioners and staff may participate in this meeting by teleconference. The Planning Commission Hearing Room will be open to in-person attendance. To remain in compliance with the state's public health guidance, the county will limit in-person attendance to just 25% of the room's capacity and will require 6 feet of social distancing inside and outside the hearing room. There will be no standing room in the hearing room. If all seats are occupied, citizens will be asked to wait outside. Due to the reduced capacity we ask that citizens only be inside the hearing room during the item they wish to participate on and then leave to allow others to participate inside. SUBJECT: ANGERMANN RIDGEWOOD HIGHLANDS ESTATES SUBDIVISION NO. 2 (LOT 62) SUBDIVISION MAP MODIFICATION AND VARIANCE (PLN20-00251) CATEGORICAL EXEMPTION SUPERVISORIAL DISTRICT 5 (GUSTAFSON) Notice is hereby given that the Placer County Planning Commission will conduct a public hearing, on the date and time noted above, to consider a request from Abigail Edwards of Kaufman Edwards Planning, on behalf of Jeff Angermann, for a Subdivision Map Modification to allow for a 10-foot, four-inch front setback where there is a required 20-foot mapped front setback (Wildcherry Lane) to construct a second-story deck off the main bedroom, enclose an existing second-story deck to convert to living area, and add a small pop-out of living area on the first and second stories (approximately 60 square feet of new deck area and 200 square feet of new living area would encroach into the 20-foot mapped setback). A Variance is also requested to allow a 10-foot, four-inch front setback for the aforementioned improvements, where the Tahoe Basin Area Plan requires a 20-foot front setback (Wildcherry Lane). The subject property, Assessor's Parcel Number 091-200-018-000 comprises 0.288 acres, is zoned Cedar Flat Subdistrict (residential) in the North Tahoe West Subarea of the Tahoe Basin Area Plan and is located at 4510 Wildcherry Lane in the Carnelian Bay area of Tahoe. The Planning Commission will also consider a finding of Categorical Exemption in accordance with Section 15305 of the California Environmental Quality Act Guidelines and Section 18.36.070 of the Placer County Environmental Review Ordinance (Class 5 Minor Alterations in Land Use Limitations).
